1250.01 CONCEPT PLANS.

Concept Plans submitted to the City, prepared in pen or pencil, shall be drawn to a convenient scale of not more than one hundred feet (100’) to an inch and shall show the following information:

(a) Name.

(1) Name of subdivision if property is within an existing subdivision;

(2) Proposed name if not within a previously recorded subdivision. The proposed name shall not duplicate the name of any record plan previously recorded as per Section 1248.01(e), Street and Subdivision Names, of these subdivision regulations.

(3) Name of property if no subdivision name has been chosen.

(b) Ownership.

(1) Name and address, including telephone number, of legal owner of the property or agent of the owner, and County Recorder book and page number for the last instrument conveying title to each parcel of property involved in the proposed subdivision;

(2) Indicate all existing legal rights of way and easements affecting the property;

(3) Existing covenants on the property, if any;

(4) Name and address, including telephone number, of the professional person responsible for subdivision design, public improvements design, and land surveying.

(c) Description.

(1) The location of the property by lot, section, county; graphic scale, north arrow and date.

(2) Location of the following information within the property and within two- hundred feet (200’) of the property boundary: existing property lines, easements, burial grounds, watercourses, wooded areas, , width and name of all existing or recorded streets (public and private) or other public ways and easements, and land uses;

(3) Existing utilities locations within the property and within fifty feet (50’) of the property boundary; existing permanent structures on the site;

(4) Most recently available topographical information indicated at a minimum four-foot (4’) contour interval, including trees twelve inches (12”) or more in diameter at breast height (dbh);

(5) Approximate location, width and functional classification of proposed streets and rights-of-way;

(6) Preliminary proposals for water, sewer and storm water utility connections;

(7) Approximate locations, dimensions and area of proposed lots, showing both private and public lots;

(8) A vicinity map showing streets and other general development information within five hundred feet (500’) of the property for the purpose of determining the general location of the property.
